WE INVESTIGATED OFFERPAD! Does it save you time and make you money?


OfferPad, LLC Addendum

Above is the addendum for OfferPad, LLC. This gets attached to everyone of their contracts. A leader in our office said, "Let's investigate OfferPad! How about I sell my house with OfferPad and find out what all the hype is about!"

Well here's the nitty-gritty!

First, OFFERPAD CHARGES 8% IN CLOSING FEES FOR YOUR HOUSE! Listing your house with me, it's only 6% selling at market value. So in an example of $625,000 sale your net sale with me is $587,500, with OfferPad $575,000. So at first glance, maybe not too awful if it sells immediately.

Secondly, in the same scenario, listing with me produces a sale of $625,000. However OfferPad,LLC picks a list sale price of $575,000! So let's play the numbers again -- my sale nets you $587,500 and OfferPad, LLC nets you $529,000.

Thirdly, oh I'm not done... OfferPad, LLC will then have a 10 to 15 day inspection period where they'll renegotiate the price down due to minuscule items. So the the $575,000 now is more realistically $560,000. So let's run the numbers again: I'll net you $587,500 and OfferPad, LLC a measly $515,200.

Fourthly... oh you thought that was it. OfferPad, LLC then cleans up your house for lets say $10,000 (SUPER HIGH NUMBER) and relists it at Market Value for $625,000. OfferPad, LLC will then sell your house for $615,000 for a quick sale and net $40,600 as their investment windfall! You would have basically paid someone $40,600 to not sell your house! (I've seen OfferPad, LLC many homes after owning them for 1 week for 10% to 20% more than they bough it for -- and they usually have it under contract in 2 weeks)

In conclusion... If you hear anyone wanting to use OfferPad, LLC please contact me, your honest and upfront Real Estate Agent: Nick Williamson with the New Acre Group. OfferPad, LLC in my opinion is robbing people legally. For many of us, the difference between $587,500 net (my sale) and $515,200 net (OfferPad, sale): a net total of $72,300 is a significant amount of money -- life changing even: which may cripple some families for life!

Please share this information. Even if your wanting a convenient quick sale, you can have one without paying 8% in fees, dropping your price well below market value, and lastly handing another company a pile of cash which should have been yours!

And if you're wondering why a Sale Price of $625,000 -- it was the market value for the leader's house in our office. And lastly, no they did not do business with OfferPad, LLC. Their intention was to investigate the hype and what we surmised is: it's all hype, it can't last, it's a bait and switch offer for the uneducated seller! PLEASE EDUCATE YOURSELF WITH A STRONG REAL ESTATE EXPERT LIKE MYSELF.

So does it save you money -- question answered -- NO!!!

Does it save you time? Yes, it is extremely quick -- are three months worth $72,300. If so, you could considering using OfferPad, LLC. However, I'd just list your house $50,000 under market value, have it under contract in 1 day and still save you money -- $13,800 TO BE EXACT!

OfferPad, LLC is stealing your money legally! PLEASE WATCH OUT! Anyone you know who's using OfferPad, LLC or considering it -- CONTACT ME ASAP!
